Designing a Renovation:
The process our office uses to design a renovation for an existing home is really quite simple. The following is an outline of the process and the drawings provided in each phase. 

Please note that can also recommend energy and security upgrades for your home that may include solar & wind energy, fire proof vaults, safe rooms, and storm shelters to name just a few.  Flood and mold remediation is also available.


Step One - Schematic Design;
First we will want to meet with you at your home and discuss the elements you want to incorporate into the renovation. We will discuss how we can assist you in achieving a design that will incorporate those elements. This meeting is a home design review and a design session rolled into one. At the end of this meeting, we will have a  design concept which will give you a good idea of what the design of the renovation is going to be. From this design concept we can establish the scope of the design work and estimate a design fee.

Step Two - Design Development;
We will measure and photograph your existing home. These measurements are used to construct a "As Built Drawings", plans and elevations, of your existing home in our CAD program.  We will then begin working with you until you are satisfied with the preliminary design. We will keep you abreast of the progress via PDF files e-mailed to you directly.  At this stage we believe it is a good idea to include your builder in the design process. We can then e-mail him copies of your drawings at the same time.  This helps you maintain cost control and avoids construction conflicts.  Or we can set you up with our professional estimator.  At this point the preliminary drawings, constructed on our computer drafting system, shall include the site plan, the first floor plan, the second floor plan, the front elevation, one other elevation and the roof plan. This stage represents about two thirds (2/3) of the work. When you are satisfied with the design, we will ask for your approval of the preliminary drawings. We then  proceed with the final construction drawings.

Step Three - Construction Drawings;
At this stage we will continue to refine the design while working on the actual construction drawings. Again we will keep you abreast of the progress by emailing you computer files. Final construction drawings are usually delivered as 24" x 36" PDF flies.  These shall include a site plan, floor plans, foundation plan, roof plan, all four elevations, necessary details, and wall a section. Structural, Mechanical, Electrical and Plumbing engineering drawings are usually not required but, are available as an additional service.

Construction Supervision;
Site visits to review the progress of construction and provide written reports are available upon request.
